Soil and rubble removal in Leeds is priced by weight, not by volume, and starts from £45 for the first 50kg with a licensed man and van. That surprises people who expect a flat load price, but there is a hard physical reason for it, and it usually works in your favour on smaller jobs. This guide gives the real weight-based prices, explains why nobody credible quotes rubble by the cubic yard, and tells you honestly when a skip or a grab lorry beats a van, even when the van is ours. How much does soil and rubble removal cost in Leeds?

Rubble, hardcore, soil, muck away, broken slabs and concrete all sit on this basis. The one thing to know before you book is that dense waste weighs far more than it looks. A single builder’s bulk bag of rubble, the ones that arrive with a sand delivery, comes in close to a whole tonne when filled. People routinely ring expecting “it is only two bags” to be a £60 job. Two bags can be two tonnes. It is not a markup, it is a weighbridge. If the number matters, send photos and we will estimate it properly rather than guess at you.

Why is rubble priced by weight and not by the load?

Because a van full of rubble is never actually full. Every vehicle has a legal weight limit, and DVSA enforces it at the roadside with fines and an immediate prohibition that can leave a van stuck where it stands until the excess comes off. A van hits its weight limit with rubble barely past the wheel arches, and it has to stop there, because the alternative is illegal and unsafe. So the honest way to charge is for the weight you actually have, not for a container you might not fill. Anyone quoting you a cheap flat price for “a van load of rubble” is either planning to overload, or planning to add the real cost on the day.

Skip, man and van, or grab lorry?

Each is the right tool for a different job. Here is the straight version.

• A man and van is for waste that already exists and you want gone today, with the lifting included. For a lifted patio, a dug-out border or a bathroom strip-out under a tonne, this is normally fastest and cheapest, because you pay for the weight you have.
• A skip is for jobs that run for weeks where the waste appears gradually. Kruze skips are £242 for a 2-yard, £246 for a 4-yard, £323 for an 8-yard and £463 for a 14-yard. The catch on rubble is level loads only, a council permit if there is no driveway, all the loading is yours, and half the street may quietly contribute overnight. A big skip is no use for rubble anyway, because the weight limit bites long before the skip looks full.
• A grab lorry is for the big stuff, and it genuinely wins sometimes. A grab is a tipper with a hydraulic arm that reaches over a wall and lifts loose muck straight off the ground. For a demolished garage, a dug-out driveway or a soil excavation over three tonnes, a grab beats twenty van runs on price and time. It needs the waste loose, reachable from the roadside, and somewhere legal for a large lorry to park. It is quoted per load.

The honest rule of thumb. Under a tonne, use a man and van. One to three tonnes, get both a van and a grab priced. Over three tonnes of loose muck with roadside access, book a grab, even though that means we are telling you to use something other than our van. Paying twice for the same tonne of brick helps nobody.

Can I take soil and rubble to a Leeds tip?

You can, but the free allowance is small. Leeds caps DIY and building waste at four visits per month per household, and each visit allows either two 50 litre bags or one large item, covering rubble, hardcore, soil and plasterboard. Anything over that allowance is charged at the Kirkstall or Seacroft transfer stations. Otley is not currently accepting rubble or plasterboard at all, so take DIY waste elsewhere. And if you are arriving in a van or with a trailer, you need a free permit booked in advance. For a wheelbarrow of soil the tip is fine. Whose waste is it, yours or the builder’s?

This decides who should be paying to remove it. If a tradesperson created the rubble on your property and takes it away, it is their controlled waste, and their disposal, not yours. Waste from building work you paid someone to do is industrial waste in law, so before you pay anyone to clear rubble, ask your builder what their disposal arrangement is and get it in writing on the quote.
