A two bed house is the most common move we run in Leeds, and it is the size where people most often get the quote wrong. Here is the real cost and the things that decide it.

The short answer

From £320, which is about five hours with two men and a van. The rate is £100 for the first hour then £55 for each hour after, and part hours round up.

Five hours is the typical figure for a two bed where the customer is packed, both addresses have reasonable parking, and there is no more than one flight of stairs at either end.

Where the five hours goes

StageTypical
Load the van2 hours
Drive between addresses30 to 45 minutes across Leeds
Unload1.5 hours
Rebuild beds and wardrobes30 to 45 minutes

What pushes it past five hours

  • Not being packed. The single biggest cause of overrun. A crew emptying kitchen cupboards can add two hours on its own.
  • Third floor with no lift. Common in Headingley, Hyde Park and Burley conversions. Budget an extra hour to ninety minutes.
  • Terraced street parking. In Armley, Beeston or Harehills the van may sit thirty metres away. Every item is then a walk, both ends.
  • A second collection point. Picking up from storage or a parent house adds the drive plus a load and unload cycle.
  • Appliances that are still plumbed in. Disconnect washing machines and dishwashers the night before.

Two bed flat versus two bed house

A two bed terraced house is usually quicker than a two bed flat, even though the contents are similar. The house has a door at street level. The flat has a communal stairwell, a lift you may have to book, and often no parking within sight of the entrance.

If you are in a block, ask the management company whether the lift can be reserved for the morning. It is free and it can save an hour.

Should you pay for packing?

A packing service costs you hours on the clock but usually saves more than it costs on a two bed, because a trained pair packs a kitchen in a fraction of the time it takes most people, and nothing gets rebuilt into the wrong box.

The middle option most customers pick: pack the easy rooms yourself over the previous week, and have us do the kitchen and anything fragile on the day.

Keeping it to one day

  1. Book the crew for the morning, not the afternoon
  2. Have every box sealed and labelled by room before they arrive
  3. Reserve parking at both ends, using a council bay suspension if the street is tight
  4. Empty the loft and the shed the week before, because they are always forgotten
  5. Keep a single box of kettle, mugs, chargers and bedding in your own car

What about the things you are not taking?

Almost every two bed move leaves a pile behind. Rather than paying removal rates to move things you plan to bin, we can clear them on the same day from £24.99, which is usually cheaper than moving them and dealing with them later.

Common questions

Is £320 a fixed price?

It is the typical from price for five hours. The rate is fixed and published, the hours depend on the job, and we agree an expected figure before the day.

Do you move plants and pets?

Plants yes, pets no. Pets travel with you.

How far ahead should I book?

Two weeks for a Friday or a month end, which are the busiest slots in Leeds. Midweek is usually available at short notice.

What the day actually looks like

Knowing the shape of the day removes most of the stress, because almost everything that goes wrong on a two bed move is a timing problem rather than a lifting problem.

Before the crew arrives. Boxes sealed and labelled by destination room. Beds stripped. Washing machine and dishwasher disconnected. A parking space held outside if the street is tight. One box of kettle, mugs, chargers, phone leads, medication and bedding kept in your own car.

Loading. The crew works room by room, heaviest and largest first so the load packs tight and nothing shifts. This is the point where an unsealed box costs you time, because it cannot be stacked.

Between addresses. Use it to do the meter readings, take photos of the empty rooms, and drop the keys.

Unloading. Boxes go straight to the labelled room. If they are labelled by where they came from rather than where they are going, everything lands in the hall and you move it twice.

Rebuilding. Beds go back together first so the house is sleepable, then wardrobes.

What a two bed move costs at different crew sizes

OptionTypical hoursTotal
Two men and a van, packed5from £320
Two men and a van, still packing7about £430
Van and driver, you helping, packed8about £355

The middle row is the one to avoid. It is the same crew doing the same move, costing over a hundred pounds more purely because the packing was not finished.

Leeds areas and what they do to the hours

Headingley, Hyde Park and Burley. Conversions, shared stairwells, permit parking. Budget an extra hour.

Armley, Beeston, Harehills. Terraced streets with no driveway. The carry distance is the variable, not the contents.

Horsforth, Roundhay, Alwoodley. Usually driveway parking and a straightforward carry, so these run closest to the guide figure.

City centre apartments. Book the goods lift with the building manager and check whether there are restricted move hours. Some blocks only permit moves on weekdays between set times.

The bit everyone forgets

The loft, the shed and the garage. They are not in your mental picture of the house, they are always fuller than expected, and they are usually discovered at four in the afternoon. Empty them the week before and the move stays inside its estimate.

More common questions

Should I book a whole day or half a day?

Neither. You are charged by the hour, so you pay for what the job takes rounded up to the next hour.

Can you do the move over two days?

Yes, though one visit is nearly always cheaper.

What if the new place is not ready?

We can hold the load overnight and deliver the next morning, which costs far less than two separate moves.

Do you dismantle and rebuild flat pack?

Yes, beds and flat pack wardrobes are included in the hourly rate.

What to do if the chain slips

Completion dates move, often at very short notice, and it is the single most common reason a two bed move gets rearranged. Tell us as soon as you know. Shifting a booking by a day or two is usually possible, particularly midweek and away from month end.

If keys will not release at all on the day, the practical answer is an overnight hold. We load, keep the load in the van, and deliver the following morning. It costs far less than paying for two separate moves, and it means you are not unloading into a garage and reloading the next day.
