Clearing a flat with stairs and no lift in Leeds takes longer than clearing a house, because every item is carried down by hand and the van often cannot park at the door. The council’s free unwanted items collection does not help much here, since it will not collect from inside a property or from communal areas, so you would still have to get everything outside yourself. With Kruze, a flat clearance is priced from the same tables as any other job: from £24.99 for a single item, a quarter van load from £50, a half load from £100 and a full van load from £200. Stairs, distance to the van and building rules are what change the time on the day, so tell us the floor, the stairs and the parking when you ask for a quote, and the price we give is the price you pay. Kruze is a licensed waste carrier (CBDU597687) and every clearance comes with a waste transfer note.

Why does a flat with no lift cost more time?

Most of a clearance is carrying, not loading. In a house, the van is on the drive and each trip is a few metres. In a third floor flat with no lift, each trip is three flights down and three back up, plus the walk across a car park or courtyard.

Three things slow it down most:

  • Big items on tight stairs. A wardrobe or a sofa may have to be dismantled in the room before it will turn on a landing.
  • Distance to the van. Fire doors, key fob gates and long corridors all add minutes to every trip.
  • Building rules. Some blocks only allow moves at set times, or ask for corridors and lifts to be protected.

None of that changes what goes on the van. It changes how long the job takes. That is why we ask about access before we quote.

Will the council collect from a flat?

Leeds City Council’s unwanted items collection gives each household one free collection a year, April to March, for up to five items, then £30 for each extra collection. The rules that matter for flats are clear on the council’s page. Items must be outdoors within your property boundary before 7am. Nothing is collected from inside a property, and that includes communal areas. The service is for private residents, not landlords or businesses. So if you are on the fourth floor, you still have to get each item down and outside. Leaving it in the bin store or the entrance hall is not an option, and blocking a communal corridor can breach your lease and create a fire risk. If your block has a managing agent, ask them where bulky items can be left for collection. Some blocks have a designated spot.

Where can the van park in Leeds city centre?

Parking is the other half of the job in central Leeds, Little London, Holbeck and the riverside blocks. Leeds City Council’s parking rules allow loading and unloading on single or double yellow lines, in pay and display bays and in residents’ zones, as long as the loading is continuous and the parking is necessary rather than just convenient. The council sets a maximum of up to 20 minutes for loading in a bay or on yellow lines, with a 5 minute observation period, and there is no automatic right to the full 20 minutes. Heavy or bulky items count as loading. Source: Leeds City Council, penalty charge notices, parking policies and exemptions, checked 27/10/2026.

The Highway Code adds one limit. Do not load or unload where there are yellow marks on the kerb and upright signs show loading restrictions. Source: The Highway Code, rules 238 to 252, checked 27/10/2026.

What this means in practice:

SituationWhat usually works
Block with its own car parkVan parks on site, the easiest case
Street with yellow lines, no kerb marksLoading allowed while we are actively loading
Yellow kerb marks with loading signsFind a loading bay or side street, longer walk
Pedestrian zone or private courtyardAsk the managing agent about access times
Residents’ permit zoneLoading allowed, but tell us so we plan it

If the nearest legal spot is a long way from your door, say so. A long carry is part of the time on the day, and we would rather price it in up front than surprise you.

What do building managers usually ask for?

Every block is different, so read your lease or ask the concierge before booking. Common requests are:

  1. Advance notice of the date and time of the clearance.
  2. A set time window, often avoiding early mornings and evenings.
  3. Protection for lift walls, corridor carpets and door frames.
  4. Proof of a licensed waste carrier, sometimes with a copy of the waste transfer note.
  5. Nothing left in communal areas, even for a few minutes.

We can send our licence details ahead of the job for the managing agent. You can check them yourself on the Environment Agency public register.

How much does a flat clearance cost in Leeds?

The starting prices are the same whether you live on the ground floor or the top floor. What sets the figure is how much of the van your things fill, plus any long carry we tell you about up front.

How can I make a no-lift clearance quicker?

A little preparation saves real time on the stairs.

  • Bag everything loose. Bags carry down fast. Loose clutter does not.
  • Dismantle flat pack if you can, so wardrobes and beds come down in panels.
  • Prop the fire doors only while we are carrying, and check your building allows it.
  • Clear the route of shoes, bikes and boxes in your own hallway.
  • Book outside busy times in student blocks, where move out weeks fill the stairs.

FAQs

Do you charge more for top floor flats?

The starting prices are the same on every floor. A long carry with no lift takes more time, so we ask about stairs and parking when we quote and build that into one fixed figure.

Can I leave my rubbish in the bin store for the council?

No. Leeds City Council does not collect bulky items from communal areas. Items must be outside within your property boundary before 7am on the day.

Can your van park on double yellow lines?

Leeds City Council allows loading on yellow lines while loading is continuous and necessary, up to a maximum of 20 minutes, unless kerb markings and signs ban loading. We plan where to park before the day.

Do you clear flats for landlords and letting agents?

Yes. The council collection is for private residents only, so a licensed carrier with a waste transfer note is the right route for landlords. See our end of tenancy clearance service.
