What counts as commercial waste?
If the waste came from running your business, it is commercial waste. That is true whether you are a city centre office, a salon in Headingley or a unit on an industrial estate in LS12.
The usual list we clear:
- Desks, chairs, pedestals, filing cabinets and meeting tables
- Old monitors, printers, servers and cabling (this is WEEE and has its own route)
- Shop and office fit-out debris, partitioning, carpet tiles and shelving
- Cardboard and packaging waste from deliveries
- Canteen and breakroom furniture, white goods and fridges
- Warehouse pallets, racking and general clear-outs
One thing that catches people out: you cannot put commercial waste in your household or communal bins, even a small amount, and even if the business is run from home. Household collections are funded for household waste. Business waste needs a separate, paid route.
Who is legally responsible for your business waste?
You are. This is the part most businesses do not realise until something goes wrong.
Under the duty of care in the Environmental Protection Act 1990, a business that produces waste must make sure it is handed only to an authorised person and that it is dealt with properly all the way to disposal. If you hand your office clear-out to a man with a van who fly-tips it on a country lane, the liability does not stop with him. It comes back to you, because it was your duty to check.
Two things protect you, and both take minutes:
- Check the carrier is registered. Every legitimate carrier has a registration number. Ours is CBDU597687 and you can look it up free on the Environment Agency public register. If a company will not give you a number, that is your answer.
- Get a waste transfer note and keep it. This is the paperwork describing what was collected, who took it and where it went. Businesses must keep transfer notes for two years and produce them if asked. We issue one on every single job.
Cheap is only cheap if it is legal. A quote that undercuts everyone by a mile, paid in cash, with no paperwork, is not a bargain. It is your name on the risk.

The minimum charge covers up to 40kg. For heavier waste like fit-out debris we can price by weight instead, starting at £45 for 50kg and £136 for 200kg. Larger clearances are quoted on site or from photos.
Skip, trade waste contract or man and van: which is right?
Honest answer first. If you produce the same waste every week, a scheduled trade waste contract is usually cheaper per bin than calling anyone out. We will tell you that rather than sell you the wrong thing.
Where a man and van wins is one-off and awkward jobs, and anything where you do not want a skip sat outside your shopfront for three days.

Can you clear an office out of hours?
Yes, and for a lot of businesses that is the whole point. Clearing a working office at 2pm on a Tuesday means noise, blocked corridors and a lift tied up. Early mornings, evenings and weekends are usually easier for everyone.
Access is the thing to tell us up front. Lift or stairs, loading bay or double yellows, security sign-in, and whether there is a time window when the van can be at the door. That detail is what makes a fixed quote stay fixed.
What happens to the waste after collection?
It goes to licensed transfer stations where it is sorted, and we recycle as much of every load as we can. Office clearances are actually one of the better loads for this, because metal, cardboard and clean timber all have proper recycling routes.
Electricals are handled under WEEE rules rather than tipped, and anything with data on it should be dealt with before collection. Wipe or remove drives from old machines yourself, or arrange certified destruction. We move the hardware, we do not certify data wiping.
